With the millennial generation being the largest in the US and over 1/3 of the home buying population, it’s important as a real estate agent, to understand and sell to certain features. While having a big yard was important to the baby boomers, that is no longer on the top of mind for millennials. Preferences come and go, so take a look at these 5 features to understand what millennials consider must-haves.

Open spaces

Formal living rooms are phasing out as millennials prioritize socialization. They want to see the kitchen connected to the dining area connected to the living room so they can have people over in a comfortable causal space. For instance, this layout would be ideal if a millennial was babysitting a friend’s child and simultaneously cooking dinner. The child could be playing with toys in the living room while the millennial could keep an eye out while boiling the mac and cheese. The key is flexibility to transform one room into another with the open floor plan.

Good location

Millennials are always on the go, which means their house needs to be in a convenient location. More and more millennials are opting to walk or use public transit to get to their destinations. Urban living has become increasingly more popular for millennials and it’s all due to proximity to their desired locations. If the house isn’t inside the nearest large city, what transit options are available to take? Buses, subways, and trains are popular to go into large cities, so a millennial is going to question the commute to the transit station. If the house your are listing has a prime location, make sure to tell that to your potential homebuyer!

With over 15 million millennials working from home, a comfortable, practical office is top of mind. This room should have multiple power outlets, so millennials can charge their devices while working, as well as a door so they can have privacy and sound control when taking conference calls. A great office allows the work from home folks to separate work from home as they see the office as their work and the rest of the house as their play. If you have a room in your house that could be converted into an office, help your millennial home buyer visualize how they could set up the perfect work space.

Low maintenance

Since millennials are spending a lot of their time working or on the go, they do not have the time, and a lot of times money, to renovate a couple rooms in their house. When looking for homes, millennials want rooms that are finished and surfaces that are easy to clean. Millennials prefer wood/tile over carpet and granite counter tops that take minimal effort to keep looking guest ready. They also prefer gas fireplaces over vents due to the hustle and bustle of cleaning. So, if your house is in great condition and has easy to clean surfaces, make sure to articulate these pluses!

Millennials have resorted to online shopping as it allows them to save time and multitask. When they order online, they read reviews, but mostly examine the photos of the product to see if it’s what they need. Buying a house for a millennial home buyer is no different. Millennials will look at the quality of photo of a house as well as lighting and staging. If the house you are listing does not have online photos, millennials will not be automatically drawn to your listing.
